The third meeting for November was held November 15, 2004, at the Great Valley Middle School, Room 154. Kevin R. Kuhn, Chairman, Mike Rodgers, Vice Chairman, Paul Hogan, Hugh Willig, Charlie Philips, Surender Kohli, P.E., Jim McErlane, Esq., Gary Bender, Esq., Jon R. Pichelman, Court Reporter, Linda M. Csete, Township Administrator, and those on the attached list were present.
The meeting was called to order at 7:32 P.M.
Mr. Kuhn announced an Executive Session was held prior to this evening’s meeting to discuss real estate matters, and there will be short Executive Session following tonight’s meeting, to discuss personnel matters.
Robert Bown, Industrial Investments, introduced himself as a property owner in the LI-1 District who is concerned about the proposed zoning change to that district. He owns two multi-tenant buildings along Phoenixville Pike, and with the new ordinance, prospective tenants would need to obtain conditional use approval for nearly any use. He asked the Board to consider businesses like his, who engage in the renting of LI space, and asked them to make some distinction between light and heavy industrial uses.
Mr. Hogan moved to approve the November 1, 2004 minutes, and Mr. Philips seconded. Mr. Kuhn noted one correction to the penultimate paragraph on page 5, to be changed from “Mr. Kuhn said he would like the committee to have a group of people to recommend by the first Board meeting in December”, to “Mr. Kuhn said he would like Mr. Philips to have a group of people to recommend by the first Board meeting in December.” Mr. Kuhn called for discussion, and there being none, called the vote. All were in favor.

Mr. Rodgers moved to authorize advertisement of the 2005 proposed budget for consideration of adoption at the December 20, 2004, meeting, 7:30 P.M. at the Great Valley Middle School, 255 N. Phoenixville Pike, Malvern, Pa 19355, Room 154. Mr. Hogan seconded. Mr. Kuhn called the vote, and all were in favor.
Mr. Rodgers moved to approve the advertising of the intent to appoint a Certified Public Accountant to audit the accounts for the year 2004, and Mr. Hogan seconded. Mr. Kuhn called for discussion, and there being none, called the vote. All were in favor.
Mr. Philips moved to adopt Resolution #635-04 authorizing the scheduling of a public hearing for December 20, 2004, 7:30 P.M., at the Great Valley Middle School, Room 154, 255 N. Phoenixville Pike, Malvern, PA on a proposed Zoning Ordinance and Zoning Map Amendment establishing four new zoning districts and changing the zoning classification of certain property from LI-1 and LI-2 to FR, I/O, RC, B-1, and LI/B. Mr. Rodgers seconded. Mr. Kuhn called for discussion. There being none, he called the vote, and all were in favor.
Mr. Rodgers moved to adjourn the meeting, and Mr. Philips seconded. The meeting was adjourned at 8:00 P.M. The next business meeting is scheduled to be held on December 6, 2004, at 7:30 P.M. in Room 154 of the Great Valley Middle School.
